§ 66-511. Generally.

  • Reserve tracts are those individual parcels of land created within a subdivision plat which are not divided into lots, but are established to accommodate some specific purpose such as commercial centers, industrial sites, golf courses or other types of private recreational facilities, schools, or church sites or sites for utility facilities such as water wells and storage areas, wastewater treatment plants, electrical stations, or other activities and land uses for which division into lots is not suitable or appropriate. Since the use of reserve tracts may not be completely determined by the subdivider or developer at the time plats are prepared and submitted to the planning commission, these reserve tracts are often established as unrestricted reserves, which allows maximum flexibility in the determination of the ultimate use planned for such properties.
